HTM Cleanning exists because of this work. Our founder spent years as a positive behaviour support worker and saw the same thing repeatedly: people whose living conditions had become the largest obstacle to their own recovery, and no one willing to help without making them feel judged.
Hoarding is a recognised mental health condition, not a housekeeping failure. Clearing a property against the resident's wishes causes real harm and, in our experience, the property is back to the same state within a year. So we do not do that.
Instead we work at the resident's pace, with their consent, in stages if that is what it takes. Some jobs are one long day. Others are six visits over two months. Both are fine, and both are quoted honestly.

Before we lift anything

Sorting and clearing
- Three-pile method — keep, unsure, remove — with the resident deciding
- The unsure pile is boxed and kept, never quietly binned
- Documents, photographs, medication and valuables set aside separately
- Clear routes to exits, stairs and heating controls established first
Deep sanitising
- Biohazard-aware cleaning where there is spoiled food, urine or faeces
- Kitchens and bathrooms stripped back and fully sanitised
- Odour treatment at source, then air scrubbing — not masking sprays
- Infestation identified and referred to a licensed pest controller
- Floors deep cleaned or lifted where they cannot be recovered
Disposal and handover
- Waste removed under licensed carrier duty of care
- Recycling and charity donation separated where the resident wants it
- Waste transfer documentation provided
- A maintenance plan so the property stays liveable

Nothing leaves the property without agreement. If someone needs to stop for the day, we stop. Consent is the whole basis of the work, not a formality.
Trained for what is actually there
Sharps, spoiled food, bodily fluids and pest activity are all realistic. Our staff are equipped and vaccinated for it, and we hold treatment-risk insurance cover.
We work with support services
We regularly take referrals from social workers, housing officers and family members, and we will write up what we found and did if a case file needs it.

No surprises, because you know each step before it happens.
A confidential conversation
Usually a phone call, often with a family member or support worker rather than the resident at first. We ask what the property is like, what the pressures are, and what a good outcome looks like.
A visit, if it helps
For larger properties we visit before quoting — it is free, it takes twenty minutes, and we come in plain clothes. For smaller jobs, photographs are enough.
A staged plan and a fixed price
You get a written plan with stages, a fixed price per stage, and no obligation to do all of them. Many families start with one room to see how it goes.
The work, at the right pace
Two to four staff depending on the property, with breaks built in for the resident. We stop when they need to stop, and we come back.
Keeping it that way
The hardest part is month three, not day one. We offer low-cost regular visits afterwards, because a fortnightly hour is what stops it returning.

No. Every member of staff on this work is briefed that the resident is a person having a hard time, not a mess to be managed. We do not photograph properties for marketing, we do not discuss jobs outside the team, and we never name a client.
Yes, and we do it often. Ask when you book. We will also park further down the road, cover branding on uniforms and bag waste inside the property rather than carrying open loads out.
Then we stop. You are charged for the time worked to that point and nothing more. In our experience stopping and returning gets a better long-term result than pushing through, so we treat it as normal, not a problem.
We identify and report them, clear the conditions that sustain them, and coordinate with a licensed pest controller. We are not licensed to apply pesticides ourselves and will not pretend otherwise.
Projects start at £320 and are quoted individually, because a single hoarded room and a whole three-bedroom house are not comparable jobs. The quote covers labour, equipment, protective kit and licensed waste disposal, and it is fixed before we start.
Yes. Where there is no resident to consult — probate, abandonment, an ended tenancy — we work to your instruction and provide full waste transfer documentation and photographs for your records.
