The situation

  • Three-pile sorting with the resident deciding; the unsure pile boxed and kept
  • Kitchen and bathroom stripped back and fully sanitised on visit three
  • Waste removed under licensed carrier duty of care with documentation provided

The outcome

A fully usable kitchen and bathroom, clear circulation throughout, and a fortnightly maintenance visit that has kept it that way. Staging the work over five weeks is what made it possible — the resident stayed in control the whole way.

The situation

How we approached it

  • Worked directly from the agent's own checklist rather than our standard scope
  • Oven stripped: racks, shelves and door glass degreased separately
  • Extractor filter soaked and degreased; vent covers removed and washed
  • Full descale of shower, screen and grout, with sealant treated for mould
  • Dated photographs of every completed room issued to the tenant same day

The outcome

The property passed the check-out inspection with no cleaning deduction. The photographic set is what tenants use as evidence if a deposit scheme adjudication is needed — it is included as standard on every end of tenancy job.

The outcome

Verifiable attendance, no consumable shortages, and a monthly photographic audit report the facilities lead can take into management meetings. The contract runs monthly with 30 days' notice — we would rather earn the renewal.

The situation

A family moving into a newly refurbished property found construction dust in every room, on every surface and inside every cupboard. Builders' cleans had been attempted twice and the dust kept reappearing as the air settled.

How we approached it

  • HEPA extraction throughout rather than dry sweeping, which just redistributes dust
  • Top-down sequence: ceiling line, coving and light fittings before anything else
  • Two full passes with a settling period between them — the step usually skipped
  • Paint and adhesive residue removed from glass, tiles and hardware
  • Inside every cupboard, wardrobe and drawer, plus window tracks and sills

The outcome

A property that stayed clean after the air settled, because the work was done in two passes with HEPA filtration rather than one pass with a brush. Post-build cleans are quoted separately from standard deep cleans for exactly this reason.
