Cleaning is the single most common reason deposits get withheld. It is also the easiest to avoid, because unlike wear and tear it is entirely fixable — provided the clean is done to the standard the inventory clerk is actually measuring against.

That standard is not "tidy". It is the property returned to the condition recorded in the check-in inventory: inside the oven, behind the fridge, the extractor filter, the window tracks, the top of the kitchen units, the plug hole in the shower.

We work from the same checklists the major Watford and Hertfordshire agents use. If your agent has their own, send it over and we will work to theirs instead.

Kitchen — where deposits are lost

  • Oven, grill and racks fully degreased including door glass
  • Extractor hood, filter and vent degreased
  • Fridge and freezer defrosted, sanitised, left open and off
  • Washing machine drawer, seal and filter cleaned
  • Inside and on top of every cupboard and drawer
  • Behind and beneath appliances where they pull out safely
  • Sink, taps and drainer fully descaled

Bathrooms

  • Full descale of shower, screen, tiles and grout
  • Shower head and hose descaled, plug holes cleared
  • Toilet descaled under the rim, cistern and seat fittings
  • Extractor cover removed and washed
  • Mirrors, cabinets and chrome polished streak-free

Throughout the property

  • All skirting, architrave, doors and frames washed
  • Light switches, sockets, fittings and shades cleaned
  • Radiators cleaned front, back and between fins
  • Interior windows, frames, sills and tracks
  • Wardrobes, cupboards and airing cupboard cleaned inside
  • Carpets vacuumed and edged; hard floors washed
  • Cobwebs, coving and ceiling corners cleared

Finishing

  • Bins cleaned inside and out, left empty
  • Any remaining rubbish removed and disposed of
  • Keys and meter readings noted if you need them recorded
  • Photographs of completed rooms sent to you for your own evidence

How it works

From first call to final walkthrough

No surprises, because you know each step before it happens.

Step 1

Book around your move date

The clean should happen after the last item leaves and before the check-out inspection. Tell us both dates and we will fit between them, including weekends.

Step 2

Empty property, full access

We need the property empty, with power and water on. If the utilities are already off, tell us — we can bring water but not electricity, and it changes what is possible.

Step 3

The clean, to checklist

A team of two or three works the checklist room by room. Nothing is ticked off until it is done, and the kitchen gets the largest share of the time because that is where inspections concentrate.

Step 4

Photographs and sign-off

You receive dated photographs of each room the same day, plus an invoice you can forward to your landlord or agent if they are paying.

What the price depends on

  • Fixed price per property from £150 for a studio, scaling with the number of bedrooms and bathrooms.
  • The price includes the full checklist, all products and equipment, and photographic evidence.
  • Carpet shampooing, upholstery treatment and external window cleaning are optional add-ons quoted separately.

Every figure on this site is a guide price. We confirm the final number in writing before any work starts, and it does not change on the day.

  • We guarantee the cleaning. If your agent raises a cleaning issue within seven days, we return free of charge until it is resolved. We cannot guarantee deductions for damage, missing items or unpaid rent, because those are not cleaning matters.

  • Yes, or as close as possible. We cannot clean inside a cupboard that is full or behind a wardrobe that is still there, and an inventory clerk will check both. If a few boxes are unavoidable, tell us where they will be.

  • Vacuuming is. Many tenancy agreements specifically require professional carpet cleaning, so check your agreement — if it does, add hot-water extraction shampooing for £75 covering up to three rooms.

  • Two weeks if you can, especially for month-end and the last Friday of the month, which are the busiest slots in Watford. We keep some capacity for short notice, so it is always worth calling.

  • Yes. We invoice whoever is paying, with the property address as the reference. Agents can be set up on account with 7-day terms.
